Lease Basics
What type of lease will I sign?
Your rental may be a fixed-term lease with a set end date or a month-to-month agreement that continues until proper notice is given.
How much notice do I need to give to move out?
Month-to-month residents must provide 28 days' written notice. Fixed-term leases end automatically unless renewed.
Can the landlord end my lease?
For month-to-month rentals, the landlord must provide 45 days' written notice.
Rent, Deposits & Fees
When is rent due?
Rent is due in advance on the date specified in your rental agreement.
Is there a late fee?
Yes. A late fee may apply if rent is not received by the due date or after any applicable grace period.
How much is the security deposit?
The security deposit is typically equal to one month's rent and cannot be used as your last month's rent.
Will I receive my deposit back?
Your deposit will be returned minus any allowable deductions within the required timeframe after your tenancy ends.
Move-In, Move-out & Access
What condition should the unit be in when I move out?
The unit must be returned clean and in the same condition as move-in, aside from normal wear. Utilities must remain on until cleaning and repairs are completed.
What if I lose keys or access devices?
Residents are responsible for replacement costs. Unreturned keys at move-out may require re-keying at the resident's expense.
Pets, Smoking & House Rules
Are pets allowed?
Pets are allowed only with prior written approval. Unauthorized pets may result in fines or termination.
Is smoking allowed?
Smoking is not permitted unless your agreement specifically states otherwise. This includes cigarettes, cigars, pipes, and e-cigarettes.
Do I need to follow building or association rules?
Yes. Residents must comply with all house rules, bylaws, and applicable laws.
Maintenance & Responsibilities
What maintenance am I responsible for?
Residents are responsible for:
- Replacing light bulbs and A/C filters
- Basic upkeep and proper use of appliances
- Yard care if applicable
- Reporting defects promptly
- Keeping smoke alarms operational
Who handles repairs?
The landlord handles repairs for items they supply, except when damage is caused by misuse or neglect.
Landlord Entry & Inspections
When can the landlord enter my unit?
With at least 2 days' notice, during reasonable hours, except in emergencies.
Guests, Subletting & Short-Term Rentals
Can I have guests stay with me?
Guests may stay up to 14 days unless written approval is provided.
Can I sublet or list my unit on Airbnb?
No. Subletting requires written approval, and short-term rentals are strictly prohibited.
Military Residents
What if I receive military orders?
Military residents may terminate their lease with proper notice and documentation under applicable protections.
Notices & Communication
How will official notices be delivered?
Notices may be delivered to any named resident or posted in a visible location if personal delivery is not possible.
Rent Increases
Can my rent increase?
Fixed-term leases: No increases until the term ends.
Month-to-month: Increases require 45 days' written notice.
Abandonment & Personal Property
What happens if I leave belongings behind?
Items left behind may be stored, sold, donated, or disposed of according to required procedures.
Rental History
Will my rental history be shared?
Yes. Your landlord may provide rental history to future housing providers upon request.
